Condominium Association Management

Sunset Property Management has a policy of conducting frequent physical inspections of each property. These inspections are essential in order to properly maintain your investment.  We will work closely with your team to obtain bids and schedule each project. In addition to managing the physical assets, I also manage personal matters including financial reporting, equipment evaluations and investment opportunities.

 Services include:

  • Quarterly site inspections
  • Work order system for service requests
  • Review bids for all projects
  • Evaluate major building components
  • Coordinate landscaping and snow removal
  • Negotiate service contracts
  • Maintain an approved vendor list
  • Provide emergency contact services

Financial Management

Sunset Property Management has an excellent system of financial accounting and reporting. The accounting system is highly computerized and provides a wide range of reports to suit your properties needs. A great deal of time is spent in preparing annual budgets. Each month the financial package is presented to the Board of Directors with a narrative explanation of balance sheet items and a discussion of income statement items which fluctuate from the budget. Services include:

  • Preparation of the annual budget
  • Collection of association monthly maintenance fees
  • Payment of vendor invoices
  • Monthly financial statements
  • Establish operating and reserve accounts
  • Processing of insurance claims for the common assets
  • Collection of special assessments

Administrative Services

As your managing agent, Sunset Property Management assumes responsibility for the administrative matters of the association. In addition to the daily administration of photocopying, mail processing and faxing, Sunset Property Management provides the following services:

  • Maintain a current list of unit owners
  • Assist with Board meetings
  • Conduct new owner orientations
  • Assist Board with enforcement of governing documents
  • Coordinate annual meeting
  • Distribute monthly financials
  • Present property managers report at meetings
  • Coordinate legal matters with attorneys
  • Handle all communication and correspondence with unit owners and vendors
  • Maintain all financial records and files
